Ready for Your Home

Close your eyes and let your imagination wander. It’s sunrise over the majestic Cascade foothills. With coffee in hand, you watch as the golden glimmer of dawn lights up the snow-capped summit of Mt. McLoughlin, gently gliding down the fir-and-hemlock-covered hillside until it illuminates the furrowed vineyards on the valley floor. It’s another Tuesday in paradise — at home. Now open your eyes. The best part about this dream is that it could be yours. And selecting your lot moves you one step closer.

Will you choose to face the Lower Table Rock and the surrounding vineyards and barn? Or maybe a panoramic view of many of the area’s peaks, along with the awe-inspiring rim of Crater Lake? Decisions, decisions. Fortunately, when it comes to the behind-the-scenes choices — like water supply, utility hookups and roads —you can rest easy knowing that the finest and most efficient systems have been incorporated throughout. This means a state-of-the-art water system. Underground utilities. And an HOA that covers all entryway, road and ground maintenance outside the boundary of each home. Life’s too short to worry about utilities, brush management and road maintenance. Relax, it’s all taken care of.

Take a hike, go for a walk, lace up your jogging shoes, grab your birding binoculars or just head out and explore. And no need to expend any extra energy getting to the trails — they start right outside your door. Five different loop trails in all, with names like Meadow, Highlands and Oakleaf — plus a public trail link to Jacksonville and a link to the Jacksonville Woodlands Association 18-mile trail network. And another trail in the works will go from The Vineyards at Stage Pass right to DANCIN vineyards. No need to seek out the great outdoors, you live there!

Water

The HOA will coordinate all infrastructure maintenance, initiate necessary repairs and notify lot owners of any interruption issues. Our climate-controlled residential water system provides optimal water quality conditions and includes:

  • 24/7 computerized monitoring of well performance and water storage parameters
  • Four 3,000-gallon holding tanks (one for each well) with filtration as necessary
  • Supply lines distribute water from our residential water supply building throughout the subdivision, terminating at a water meter located on each lot
  • Ample water flow rate to deliver urban water quantities to each lot

Utilities

Key utilities — including electricity and natural gas — have already been brought to the Stage Pass lots. And they’re completely in-ground, with no overhead wires or bulky poles to obstruct the spectacular views.

  • Pacific Power & Light: electricity
  • Avista: natural gas
  • High Speed Fiber Optic Internet

Septic

Each lot has already received DEQ septic system approval.

Brush Management

Brush management has been ongoing for several years and will continue annually under the direction of the HOA. Weeds, brush, bushes and non-native or invasive plant species — including poison oak — are removed.

Landscaped Entrance, Gate and Video Security

The beautifully landscaped entrance will be maintained by the HOA. The gated entry — and sole public access point to the Vineyards at Stage Pass — is under 24-hour video surveillance with enhanced security features.

Roads and Stormwater Management

The development features engineered 20-foot wide asphalt paved roads from South Stage Road to the entrance of each lot. You will not need to negotiate unpaved single-lane country roads to get to your property. The development also features an engineered DEQ-approved stormwater management system, so there is no requirement for stormwater management on your own property. Maintenance of both the roads and the stormwater management system is provided through the HOA.
