The Behind the Scenes Utility Work Has Already Been Done

While not as enticing as mountain views or backyard vineyards, each of the ten lots at The Vineyard at Stage Pass come standard with these must-have beneficial features:

Water

Our climate-controlled residential water system provides optimal water quality conditions and includes the following:

  • 24/7 computerized monitoring of well performance and water storage parameters
  • Four 3,000-gallon holding tanks (one for each well) with filtration as necessary
  • Supply lines to distribute water from our residential water supply building throughout the subdivision, terminating at a water meter located on each lot
  • Ample water flow rate to deliver urban water quantities to each lot

The HOA is responsible for coordinating all infrastructure maintenance, as well as initiating any necessary repairs and notifying lot owners of any service  interruptions.

Utilities

Essential utilities, including electricity and natural gas, have already been brought directly to each lot, ready for hook-up. They’re entirely in-ground, with no overhead wires or bulky poles obstructing the spectacular views. This includes:

Septic Systems

Every lot has already received full DEQ septic system approval and is build-ready.

Brush Management

Brush management is included as part of the HOA at The Vineyards at Stage Pass. This includes removal of weeds, brush, bushes, poison oak and non-native and other invasive plant species in all common areas — including the gated entrance area and along the roads.

Security

The gated entry and sole public access point to The Vineyards at Stage Pass is under 24-hour video surveillance with enhanced security features.

Roads and Stormwater Maintenance

This beautiful Rogue Valley community features 20-foot wide asphalt paved roads, so you won’t need to navigate unpaved or single-lane gravel roads to get to your property. The development also features an engineered DEQ-approved stormwater management system. Therefore, their is no requirement for stormwater management on your property. Maintenance of both the roads and the stormwater management system is provided through the HOA.
